Every real estate agent needs a steady flow of new clients to grow their business. Prospective home buyers are always out there, attracting them to your business can be incredibly challenging. Real Estate is a competitive industry and you can be sure that other agents in your area are also using SEO to reach potential buyers and sellers. What this means, is that in order to succeed, you need to create a unique strategy and make your business stand out.
The best way to do this is by identifying and creating content around long-tail keywords that are related to real estate and what buyers and sellers are typing in to Google.
Before we discuss specifically what long-tail keywords are, it’s important to understand keywords in general. Essentially, these are the words and phrases buyers and sellers are typing into the search engines when they’re looking for information online. When you include those keywords on your website pages, you improve the chances that the pages will show in search engine results.
Now long-tail keywords are keywords with three or more words. They’re much more specific, and they typically demonstrate much clearer search intent. Long-tail keywords are how people are searching online!
The entire point of Google is to present users with the right information based on their searches.
If I search for “gated community with waterfront property in San Diego CA,” it’s because I’m specifically searching for properties in a gated, waterfront community, located in San Diego. A lot more specific.
There are a few reasons why they’re particularly valuable within the real estate industry:
- More Qualified Traffic
- Less Competition
- More Conversions
More Qualified Traffic
Searchers using short, general keywords could be looking for all kinds of information. For example, a user who searches “real estate agent” could be looking for a local realtor to help them buy a home, but they could also be looking for information on how to become a real estate agent, what places are offering real estate jobs, or general information on the industry.
Many of these searchers won’t be interested in your services, so targeting short, broad keywords just isn’t worth your time. Think about it this way, If you live in Newport Beach, you wouldn’t just be doing a search online for San Diego Homes For Sale. You would be looking for something a lot more specific, like maybe Pacific Beach San Diego Homes for Sale, or Mira Mesa San Diego Homes for Sale. Maybe something even more specific like, Mira Mesa San Diego Homes for Sale with RV Parking.
We also have to understand that these short phrases, are dominated by the big guys like Zillow and Trulia. With the amount of money they spend, it is near impossible to get placement for those phrases anymore.
Long-tail keywords, on the other hand, give a much clearer picture of what a searcher wants. As a result, searchers who find your site with long-tail keywords are much more likely to be potential clients. These visitors are considered to be traffic that is qualified, unlike visitors who have no intention of utilizing your services.
Almost all real estate website companies do not provide a way for agents to create saved searches. There are some workarounds, but what we’re looking at, is each saved search you create using long-tail keywords should be index and optimized. The page title should say something like:
Homes for sale in the Temecula Unified School District
In your URL, it should also be clean and direct. It would reflect what your page title is:
In addition to that, you want to make sure your title tags are changing as well. All these need to be consistent with what your page is about.
Find a website provider that will spend time with you on your website. A provider that is going to give you these proper tools from the get-go. Agents with these tools have proven time and time again, that they have the upper hand in SEO and their ability to generate traffic.
Buyers and sellers searching long-tail keywords know what they want. This means they also tend to be further along in the buying process.
They’ve already completed their general research, and they’re ready to contact an agent. As a result, buyers and sellers who arrive on your site from a long-tail search have a much higher conversion rates than those searching general keywords.
Considering that your website’s ultimate purpose is to generate clients for your business, targeting long-tail keywords is absolutely essential. After all, no matter how high your traffic is, it doesn’t translate into revenue unless those visitors convert.
Look, Whether you’re just starting to make optimizations to your real estate marketing site, or want to build out your existing keyword database, now is the time to take action.
Over 90% of pages on the internet are completely invisible to search engines because most people are misinformed about how proper keyword research and SEO works.
It is absolutely imperative that you find yourself a website provider and marketing platform that can set this up for you.
