We’re back with another episode of our #TrafficIsKey series with our Marketing & Media Director, Nick Ossey, and our COO & Co-Founder, Nick Reis. This week we’re talking the importance of Social Media Engagement, and how you can use it to gain more traffic in real estate.

 

     

In real estate, there is a lot more to it then simply waiting for leads to come to you, while sitting at open house events. Agents have to fill many different roles in order to have a successful business. Something that is often disregarded, but is very important, is social media.

As an agent you should always be working to gain more exposure online, and social media is one of the best ways to do that. Unfortunately many Realtors, do not run their business, like a business.

Social media marketing is one piece of the puzzle that’s often overlooked, especially when it comes to the day-to-day work of making new connections with potential prospects. A certain amount of time each week needs to spent on outreach, and often times even after they start, they simply do not stick to it. Marketing can be a lot of work, but there is no such thing as easy money. Many agents believe they can run a successful business strictly off their referral basis, and there are some agents that do. However, once you take a look at the majority of agents, and what those agents are actually closing, it’s a different story entirely. Your network can never be too big, and your focus always has to be on growing and expanding.

Sixty-eight percent of U.S. adults have and use a Facebook page, with 74 percent of those users logging in at least once per day. Social Media can be a gold mine if it is utilized properly. It’s almost like multi-level marketing. Many agents do not have enough time to manage or connect with their social media page, yet as results will tell us, 80% of real estate agents in the U.S. are making 20% of the money. That top 20%, is finding the time. Being active on social media is key for any Agent to connect with new people and strengthen bonds with your existing sphere.  It is a free way to market your business, build a personal connection with people and share resources that will help buyers and sellers get to you before picking up the phone. 

Now about posting. Typically Agent Elite recommends the 80/20 rule. 80% of posts ought to be customer-centric while 20% should be about the business. Agents can post about happenings in and around their communities like local charity events, community events, school-related activities or really anything going on in the area. This also helps to position you as a leader and expert within your community, rather than just a seller. It’s all about user engagement. Your posts have to count! It’s important to know that user engagement is what needs to be accomplished and no automation or bot is going to make that happen.  Tools like HootSuite, can help you manage your social media a lot more efficiently. Allowing you to schedule your posts, and even share them across multiple platforms. It basically puts everything in on spot so you don’t have to take as much time on each individual platform. Part of staying engaged with your audience, includes actually engaging with your audience. Always do your best to respond to authentic comments or messages on your social media channels as quickly as possible. This shows and tells future and current clients that you are an engaged real estate agent who is paying attention to feedback and inquiries.

Post about your Neighborhood Show off listings’ in your area of focus. This not only markets to prospective residents in your area, but it also shows your passion and knowledge of where you are selling homes. For example, If there is a new community centre being built, post about it, and express the merits and how it will make the lifestyle better for new (and existing) residents.

Post about local events Show how wonderful your city culture is. Post about local events in your town. If you’re going to a neighborly event, tell your fans, and invite them to join you. Ask questions to spark engagement.

Show you care about your clients You do this in person, so show you care about your clients on your Facebook Page too. Comment on their post! Like their pictures! Stay engaged with them.

Post Your Listings When you post your listings, keep it casual. Stay true to your personality, this is not a print ad. Talk a little bit about the home, and what points will sell it. Include the square footage, beds, baths, address, and even the listing price. Get people interested in the property.

Other things you should post about include:

  • Open Houses
  • Just Listeds
  • Just Solds
  • New Developments

Another excellent post after you sell a home, is to take a picture of the family holding a sign in front of the house. Show your audience, that could be next at buying their dream home. The most important part in of all of this, is that you don’t limit yourself! Make the effort to be on social media, and stay consistent with it. Nothing happens overnight, but with time and effort, you too could find great success on social media.
